$25,000 Available For Colorado First-Time Buyers -
Thanks to CHFA's Brand New FirstGenerationâ„  Program

First Time Homebuyer

Colorado Housing and Finance Authority (CHFA) has launched the groundbreaking FirstGenerationâ„  Program to help first-generation homebuyers achieve the dream of homeownership. Designed for Coloradans who have not previously owned a home—and whose parents or guardians were not homeowners—this program offers:

  • Up to $25,000 in down payment assistance
  • A fixed-rate, 30-year home mortgage loan

This initiative also extends to those raised in the foster care system who have not yet owned a home.

Why Homeownership Matters
Homeownership is one of the most powerful ways to build wealth and create a lasting legacy. Unfortunately, wealth and homeownership disparities remain significant, particularly among historically underserved populations. By offering equitable resources, the FirstGeneration Program aims to break down barriers and create pathways to financial stability and generational wealth for more Coloradans.

How It Works
The down payment assistance is provided as a second mortgage paired with a CHFA home loan. Repayment is deferred until the sale or refinancing of the home. Eligible borrowers will collaborate with their lender to certify their first-generation homebuyer status, making the process straightforward and accessible.

Take the Next Step
