Boulder County Housing Market Continues to Show Strength Heading Into Q2

As we move deeper into the spring market, Boulder County real estate continues to demonstrate why it remains one of the most desirable and resilient housing markets in Colorado.

While many areas across the state are shifting toward more balanced conditions, Boulder County single-family homes are still seeing strong buyer demand, limited inventory, and steady pricing growth — particularly in communities like Lafayette, Louisville, Erie, and Boulder.

I’m Kurt Jalbert with REMAX Professionals, and as a local Realtor serving Boulder County and the surrounding Front Range communities, I closely track the trends shaping our market to help buyers and sellers make informed real estate decisions.

Boulder County Single-Family Homes Continue to Outperform

The detached-home market remained one of the strongest segments in April 2026.

Key Boulder County Single-Family Metrics:

  • Median Sales Price: $912,500
  • Median Price Growth: +4.2% year-over-year
  • Days on Market: 50 days
  • Months Supply of Inventory: 2.9 months
  • Percent of List Price Received: 99.1%

Despite fewer new listings entering the market, home values continued to rise while homes sold faster than they did a year ago.

Inventory levels remain significantly below what is considered a balanced market, continuing to favor sellers — especially for updated and well-marketed homes in desirable neighborhoods.

This trend has been particularly noticeable throughout:

  • Lafayette
  • Louisville
  • Erie
  • and many Boulder neighborhoods where move-in-ready inventory remains limited.

Well-priced homes continue to attract strong interest, and in many cases buyers are still competing for premium properties.


Boulder County Continues to Separate Itself From Other Colorado Markets

Compared to broader statewide trends, Boulder County continues to outperform in several important ways.

While many Colorado markets experienced substantial inventory growth throughout 2025 and early 2026, Boulder County has remained relatively supply constrained.

That limited inventory is helping maintain:

  • pricing stability
  • stronger seller leverage
  • and healthier buyer demand compared to many surrounding areas.

This has historically been one of Boulder County’s defining strengths.

The combination of:

  • lifestyle appeal
  • strong employment opportunities
  • geographic limitations on development
  • and long-term desirability

continues to support the local housing market even in a higher-interest-rate environment.

Communities like Louisville, Lafayette, Erie, and Boulder continue attracting buyers looking for quality of life, outdoor access, schools, and proximity to both Denver and major employment centers.


Condo & Townhome Market Showing More Balance

The attached-home market continues to operate differently than detached homes.

April 2026 Attached Home Metrics:

  • Median Price: $500,000
  • Median Price Change: -2.0% year-over-year
  • Year-to-Date Median Price Change: -3.8%
  • Days on Market: 74 days
  • Inventory Supply: 4.5 months

Unlike single-family homes, condos and townhomes are seeing a more balanced environment with increased buyer negotiation opportunities.

However, the median pricing data suggests this is more of a normalization than a severe correction.

Buyers in this segment are becoming more selective due to:

  • elevated mortgage rates
  • higher HOA dues
  • insurance cost increases
  • and overall affordability considerations.

For sellers, presentation, preparation, pricing strategy, and marketing execution have become increasingly important.


Interest Rates Still Matter — But Buyers Are Adapting

Mortgage rates remain one of the largest factors influencing today’s housing market.

Although rates remain higher than the historic lows seen during 2020 and 2021, many buyers are beginning to adapt to today’s financing environment.

We are seeing evidence of that through:

  • stable pending sales
  • steady transaction volume
  • and continued competition for desirable homes.

In Boulder County specifically, many buyers continue entering the market with:

  • larger down payments
  • equity from previous homes
  • and stronger overall financial positions.

As a result, Boulder County has remained more resilient than many markets that are more heavily dependent on entry-level affordability.


What I Expect Heading Into Summer 2026

Based on current trends, the Boulder County market appears to be transitioning into a healthier and more sustainable pace compared to the extremes we experienced over the past several years.

My Outlook for Q2 and Summer:

Single-Family Homes

I expect detached homes throughout Boulder County, Lafayette, Louisville, Erie, and Boulder to continue seeing:

  • relatively tight inventory
  • stable buyer demand
  • and modest pricing appreciation.

Well-prepared homes with updated finishes, strong presentation, and strategic pricing should continue performing very well.

Condos & Townhomes

The attached market will likely remain more balanced, giving buyers additional negotiation opportunities.

Expect:

  • longer marketing times
  • greater pricing sensitivity
  • and increased importance of condition and value.

Overall Market

The market no longer resembles the frenzy of 2021, but it also does not resemble the uncertainty of 2022 and early 2023.

Instead, Boulder County appears to be settling into a healthier long-term environment with:

  • more normalized transaction activity
  • steadier appreciation
  • and improved balance between buyers and sellers.
